Winchester Coporate Center is situated Northeast of Murrieta Hot Springs and Highway 79 North/Winchester Road in Murrieta, California, had a total buildable area of 11.30 acres. Project was approved for a 175,288 square foot master planned development offering 4 freestanding showroom/flex buildings and 12 freestanding 2-story office & medical buildings with suites ranging from 1000 to 24,000 square feet.
Gilroy Country Oaks Estates
Located in a prestigious Gilroy California neighborhood, 60.5 mapped acres were marketed for sale to custom-home spec builders and individual custom home site buyers. Planners, engineers and environmental consultants, all under the direction and management of DevCo, which captured the distinctive characteristics of this oak woodland property while strictly adhering to the City of Gilroy's zoning laws and hillside guidelines.
Palm Springs, CA
Completed in 2004, this "higly acclaimed" subdivision was the first high-density, detached master-planned community in Palm Springs. City council members unanimously approving, the project used a classic villa design that successfully merged the indoor and outdoor spaces into one artistically composed environment. The raw land was purchased, entitled, subdivided, built-out, marketed, and sold all under the direction and management of the DevCo staff. The cluster product concept complemented the architectural design and created a romantic village theme. The overwhelming success of Pintura was confirmed by the 12 month sale of all 63 homes.
Mobile Gas Station
This busy gas station located in Ontario, California included a convenience store and a separate self-contained lease space with a drive-through service window. Construction was completed in eighteen months and was based on incorporating ease-of-use for the end users.
Airport Corporate Center
Compromised of three buildings with a total of 96,000 square feet of office space, this commercial office space was completed in February 2000.
One Corporate Plaza
This Class A Office building is 64,000 square feet of space located in Ontario, California. Built in 2000, the favorable market trends at the time allowed for an expedited occupancy rate.
New York Grill
From conception to the final construction and installation of custom finishes, this 7,800 square foot space earned its compliments. The now popular 4-Star Restaurant's grand opening was in 1999. Located near the Ontario Mills Mall, it still remains as one of the most distinguished and thriving 4-Star dining experiences.
Pepper View Homes
This single family home project offered three models ranging in size from 1,350 to 2,000 square feet. Completed in 2000, the development included a privately gated entrance, a community pool and children's playground. The site was purchased as raw land, and was then entitled and developed into 39 detached homes. Pepper View homes were marketed and sold within 18 months.
As the owner and builder, DevCo was responsible for the land acquisition, design management, project cost estimating, general contracting, project management, sales and leasing, as well as operational management services. Daybreak Plaza consists of 7 buildings completed in 1999. The buildings range in size from 4,700 to over 93,300 square feet of retail and office space. The complex included Mobil Gas, Starbucks, Rubio's, Quiznos Club, Cold Stone Creamery, Jamba Juice and Cucina Cucina Italian Cafe & Restaurant.
Golden Pacific Plaza
Golden Pacific Plaza, a 34,000 square foot retail center, was completed in 1990. As the owner and the builder, DevCo acquired, designed, and constructed the Plaza, as well as managing the leasing.
Business Park Desert
Palm Desert, CA
"Office Condominiums", a growing trend in Southern California, allows small businesses the opportunity to own a building and partake in tax incentives. DevCo, as an owner and a builder, actively participated in developing these office condominiums with Business Park of the Desert. Located in the heart of the desert communities and minutes from Palm Springs, the property consists of ten detached buildings ranging in size from 6,000 square feet to 36,000 square feet. Construction began in July 2005 and was completed in October of 2007.
Johannesburg, South Africa
The premier Eco-Estates were 510 acres located just outside of Johannesburg, South Africa. The project consisted of 2,000 mixed use residential units, a hotel, a conference center, a "Predator park" and approximately 80,000 square feet of retail space. The project was entitled and sold in May of 2008.
